In 1956, Ace World Wide moved its HQ from Rochester, MN to Cudahy, WI where it developed its first office and warehouse. Over time, as the company became more successful and additional clients were procured, the company developed a total of 11 buildings totaling 1.1 million square feet in Cudahy, WI. Recognizing the demand for these types of net leased facilities in the mid-2000s, Steinergroup brokered a sale lease back of the entire park for $46 million to Centerpoint Properties Trust. This allowed Ace World Wide to exit out of buildings that were functionally obsolete for them and recognize large gains on decades of development.
Over the years, GE Healthcare has looked to Ace World Wide for logistical assistance, resulting in a substantial logistics relationship. This work was handled in multiple buildings throughout Cudahy's industrial park. In order to better serve its customer, Steinergroup (a sister company of Ace World Wide), sought to consolidate all GE work in one building, resulting in better efficiencies and substantially lower costs. The building subsequently received accolades from the community - winning a first place Business Journal Real Estate award.
Following a devastating recession in 2008 through 2011, many real estate companies suffered great losses. Steinergroup prevailed from the down-turn and has bounced back in a remarkable fashion, especially in Delafield. Now with many buildings nearly at capacity, Steinergroup and tenants have created quite the buzz.
